Project Overview
Longfellow, through its Longfellow Strategic Value Fund vehicle, acquired the Sorrento Tech site in an off-market transaction in May of 2020. The existing 93,000 square foot, three building campus is situated on 8.4 acres in the Sorrento Mesa submarket. Given the infill location, path of life science tenant growth that was beginning to take place in the vicinity, and the zoning associated with the site, Longfellow identified the opportunity to significantly increase density on the site through redevelopment of an up to 730,000 square foot life science campus.
Currently in the design phase, the redevelopment is being designed to tie into Longfellow’s existing 1M square foot San Diego portfolio and nearly 1M SF development pipeline. The lease up of the project will benefit from Longfellow’s nearby SOVA Science District which contains one of San Diego’s largest concentrations of early stage biotech companies that are consistently seeking to expand into larger space blocks within the Longfellow San Diego Portfolio.
