Project Overview
The fully entitled, all-electric development will consist of a six-story, 315,000 square foot life sciences development over two levels of subterranean parking in the city of Millbrae of the greater San Francisco Bay Area. Longfellow acquired the 2.1-acre site in October 2021 unentitled and has since achieved full entitlement approvals in May 2022. Construction is expected to commence in October 2022 and deliver in early 2025. The project will feature an amenity center that includes a café, fitness center, conference facilities and an exterior terrace.
Consistent with the Bioterra development in San Diego, California, Avia Labs will also be designed to LEED Gold and Fitwel certification standards with solar PV panels. The building will also be 100% electric. In addition, the project is one of the few transit-oriented life science buildings in the San Francisco Bay Area region. Avia Labs is located steps away from the Millbrae Transit Center, allowing the development to be one of the only life sciences projects of scale in the San Francisco Bay Area located directly on a BART and Caltrain station, the two major public transit systems servicing the entire region. As major tenants have performed analysis on their workforce and the needs of their employees, a resounding need for access to public transit has driven tenant demand to transit-adjacent sites.
