Bioterra
Project Overview
Currently under construction and delivering in early 2024 is Bioterra, a future life science hub in the maturing Sorrento Mesa submarket of San Diego, California. Bioterra sits on 4.14-acres and will consist of 323,000 square feet in five stories over three levels of subterranean parking. The project is strategically designed to accommodate the full spectrum of life science tenants from biotech start-ups to public pharmaceutical companies. The 60,000 square foot floorplates provide “mega-plate” flexibility for large requirements and easily demise for incubation of smaller tenants.
Keeping with Longfellow’s goal to be a leader in environmentally and socially responsible projects, Bioterra will be designed to LEED Gold and Fitwel certification standards with solar PV panels. Large floor plates allow for plenty of natural light on all floors and research space extends to outdoor terraces. It will be San Diego’s first all-electric HVAC life sciences building.
Bioterra is ideally located in Sorrento Mesa, offering biotech tenants convenient access to Interstate 5 and San Diego’s leading universities and research institutes, including UC San Diego, the Salk Institute, and the Scripps Research Institute, as well as numerous world-renowned medical centers.
Bioterra will also offer tenants an abundance of amenities. These will include a beautiful rooftop patio overlooking Sorrento Mesa, with specially curated food and beverage options open to the public, conference facilities, and a full-service gym with outside space for fitness classes.
