Project Overview

In 2019, Longfellow was selected by the New York Blood Center (“NYBC”) – a community nonprofit blood bank based in New York City – to redevelop its iconic Upper East Side headquarters into a Class A lab development. The future project will total approx. 15 stories and consist of two elements, each owned fee-simple by Longfellow and NYBC.

Given the desirable location, talented life science labor pool, strong public transit access, and a vibrant live/work/play environment, Longfellow identified the opportunity to deliver Class A lab product to one of the world’s most well-known commercial real estate markets that was severely lacking functional space.

Longfellow and the NYBC are currently re-zoning the site through New York City’s Uniform Land Use Review Procedure and plan to complete the process by early 2022. The final development is expected to total 527,000 square feet with an approx. 66% / 33% split between Longfellow and NYBC’s respective elements.

The lease up of the project will benefit from nearby institutions including Memorial Sloan Kettering, Weill Cornell, Rockefeller University, and the burgeoning life science industry in New York that is being supported by both the City and the State.
