Solution   Longfellow partnered with PGIM Real Estate to implement a phased adaptive reuse and development strategy, delivering immediate laboratory capacity while supporting future growth. The strategy incorporated laboratory, office, retail, and public spaces to drive tenant demand and community integration. Longfellow also leveraged its proprietary tenant experience platform, Elevate™, to rebrand and activate the campus.

Outcome   Early adaptive reuse assets were delivered and sold, recycling capital. The 2018 ground-up development phase, totaling 327,000 SF, was successfully recapitalized, with Longfellow retaining ownership. Today, Redwood LIFE is leased to leading life science, innovation, and technology tenants and continues to expand, with residential, public green space, and additional Research & Innovation space in planning.
