We are seeking to hire an experienced and highly talented Project Manager for both ground-up development projects and improvements in existing buildings. This position will require moderate travel within the operational region to which the Project Manager is assigned. The Project Manager will report directly to the Senior Project Manager and work closely with the Regional Director of Design and Construction. The Project Manager will also have a working relationship with the local Asset Manager, Investment Manager, Property Manager, Marketing Manager, the Managing Director and Executive Sponsor of the Region. The ideal candidate will have established a career in project management with the requisite skills to oversee the complexities of life science real estate while maintaining the highest level of integrity.

The Project Manager will work closely with Longfellow colleagues as well as architects, engineers, contractors, brokers and tenant representatives. The position provides exposure to a full range of duties within a fast-growing real estate development and management firm. As such, the position demands a dedicated individual with excellent attention to detail, leadership skills, facility with numbers and software applications, good people skills and the ability to establish priorities, multi-task, work independently and solve problems.


Specific Responsibilities:

Project/Opportunity Evaluation Phase
•Support the preliminary analysis of the opportunity by touring the property, and advise on the condition of the property with consideration of logistical or construction matters that will influence the project schedule or costs
•Support the development of a winning strategy and business plan for the asset
•Review all information and documents provided as part of the offering
•Working with the Senior Project Manager, participate in developing a preliminary hard cost and soft cost budget and prepare a cash flow to assist the Investments Team in the financial model

Due Diligence Phase
•Support evaluation of the opportunity by identifying design and construction risk factors that may impact the success of the acquisition including, but not limited to site conditions, building infrastructure, market conditions, labor environment, cost escalation, supply chain threats and entitlement and permitting delays
•Working with the Senior Project Manager, participate in developing a final hard cost and soft cost budget and prepare a cash flow to assist the investments team in developing the final financial model
•Support the consultant’s work in the due diligence period
•Support zoning review of property for use type, easements, flood zones and parking criteria

Preconstruction Phase

  • Project Initiation & Strategy
    • Assist in building master project schedule
    • Assist in preparing master project budget
  • Design Team Management
    • Participate in the selection process for the design professionals for the project with the Senior Project Manager
    • Participate in the RFP process for the architect and engineers with the Senior Project Manager
    • Draft the design agreements
    • Participate in the internal project kick-off
    • Participate in the construction document production and assist in the quality assurance review of the documents
  • Contractor/CM Management
    • Support the RFP process for the general contractor with the Senior Project Manager, including developing the RFP, participating in the interview process and providing input to the Managing Director for award
    • Draft the Construction Agreement
    • Oversee the contractor’s preconstruction services including their development of staffing plan, logistics, schedule and project budget to insure project goals are achieved
    • Conduct or participate in regular preconstruction meetings with stakeholders and keep minutes of the meetings

Construction Phase

  • Construction Administration
    • Review contractor’s development of the baseline schedule, schedule of values, and submittal schedule
    • Conduct or participate in regular construction meetings with contractor, designer, tenant (if applicable) and Longfellow stakeholders. Review, and approve meeting notes for distribution by contractor
    • Evaluate contractor’s recommendations for subcontractor award
    • Monitor construction progress, quality, and schedule for compliance with business plan
    • Evaluate monthly applications for payment and confirm requests are consistent with work in place. Confirm that all supporting documentation, including material supplier and subcontractor requests are consistent with status of work. Make recommendation for approval to Senior Project Manager
    • Coordinate Architect’s certification of monthly applications for payment
    • Review and negotiate contractor’s proposed change orders and recommend approval to Senior Project Manager
    • Coordinate all tenant improvement design and construction work with contractor
  • Owners Separate Contractors
    • Participate in the RFP process for procurement of the owner-direct services or equipment for project
    • Support execution of all work and delivery of services
  • Financial and Administrative Management and Reporting
    • Update project cost reports and cash flows monthly
    • Review design team monthly invoices and recommend approval by the Senior Project Manager
    • Draft reporting required by stakeholders, Managing Director and Executive Sponsor
    • Update use of owner contingency and forecast through project completion
    • Prepare insurance program reporting required

Construction Close Out

  • Monitor building official inspections for compliance with project schedule
  • Monitor general contractor’s punch list process and confirm completion of punch list work
  • Oversee commissioning agent work on property
  • Review and approve contractor close out documents, including O & M Manuals, as-built documents, and warranties
  • Witness and approve training of systems and equipment
  • Support financial close out of designers and contractor
  • Monitor tenant-led construction activities on behalf of property owner
  • Support tenant space planning, and tenant improvement construction activities

  • 5+ years of experience successfully managing design and construction projects for an architectural firm, general contractor or owner agency firm
  • Life science, research, or technology experience is highly valued
  • BS, or equivalent in engineering, architecture, construction management strongly preferred
  • Day to day working proficiency with Excel, Word, MS Project, Bluebeam and AutoCAD
  • Candidates should possess excellent oral and written communication skills
  • Candidates should have a demonstrated ability to handle multiple tasks, simultaneously
  • Candidate should be detail oriented, with a strong work ethic, and be self-directed
